Seneca Niagara Announces $47m Renovation Of All 594 Hotel Rooms

Seneca Niagara Resort & Casino will refurbish every room in its hotel as part of a $47million project starting in October, the first major refurbishment of the property's rooms in more than 20 years of operation.
Scope Of The Work
The Niagara Falls resort, whose gaming floor opened in 2002 with the high-rise hotel following in 2005, said the project will refresh all 594 rooms and suites across 22 floors, with the work expected to run through December 2027.
Every room's carpets, wall coverings and bathroom tiles will be replaced with new fittings, with the refurbishment cost for each standard room running to roughly $80,000.
Corner suites will take their design palette from earth tones found in the Niagara Gorge, while center suites will lean on blues found in the Niagara River; nightly rates would run around $350 for corner suites and $389 for center suites once complete.
Minimising Disruption
The resort said construction will be staged so that only three floors are off-limits to guests at any one time, with dedicated elevators for moving workers and equipment, and housekeeping staff protected from being overstepped during room cleaning.
Seneca Niagara said the work is designed not to impact the property's other amenities, including its restaurants, spa and salon, retail options and roughly 2,300-seat event space.
Joseph Farana, vice president of design and construction for the Seneca Gaming Corporation, said the aim is to keep the property the leading product in the region regardless of any drop in Canadian visitor numbers, rather than reacting to competition from nearby resorts and casinos.
Seneca Niagara is one of three main casino properties owned by the Seneca Nation's gaming corporation.
The Wider Seneca Portfolio
The Seneca Nation's gaming corporation also operates the Seneca Allegany Resort & Casino and Seneca Buffalo Creek Casino in western New York, making Seneca Niagara one leg of a broader tribal gaming footprint in the region that competes for both local and cross-border Canadian visitors.
New standard-room nightly rates were not disclosed by the resort, though it said they would rise once the refurbished rooms come online.
All artwork featured in the refreshed rooms will come from Seneca and Seneca-descendant artists, tying the design refresh to the Nation's own cultural identity rather than a generic hotel refresh template.
Guest Experience During Construction
Seneca Niagara said the phased, three-floors-at-a-time approach was chosen specifically to avoid shutting down large sections of the hotel at once, allowing the property to keep operating at near-normal capacity for the roughly 15-month duration of the project.
The renovation is Seneca Niagara's first major refresh of its guest rooms since the hotel opened in 2005, meaning the property has operated with largely unchanged room interiors for roughly two decades before this project begins.
